TR Building Solutions formed in 2014 by our director who has over 25 years’ experience in most aspects of both domestic and commercial construction. A carpenter by trade who worked his way through various roles to become the Sydney Operations Manager of a large Construction Company completing projects with values between $200,000 to $10,800,000.00 in both the Residential and Commercial areas reporting directly to the Managing Director.
During this time completing courses such as Certificate 3 in Construction Carpentry, Civil Engineering among other courses including Certificate 4 in Building and Construction and Diploma in Building along with attaining many High-risk licenses.
During his years in the industry he has run multiple projects being personally responsible for the supervision of projects from 10 to over 120 employees often with multiple projects running concurrently. In addition, he has also successfully managed several businesses.
TR Building Solutions only engage and oversee sub-contractors with a proven history of quality, reliability a positive attitude. We use these sub-contractors for all specialised work to complement our work force.
TR Building Solutions have the experience both within our team and by using our reliable and proven subcontractors and suppliers to complete any project.
TR Building Solutions provide all building related services with our Residential and commercial teams taking on part of or all the contract works. With these unique skill sets were able to combine our experience to provide cost effective and timely solutions.

TR Building Solutions has a main office in Newcastle and a second office in Lilyfield (Sydney). Primarily our work is Sydney in the Innerwest, Eastern Suburbs, Lower North Shore and the CBD.

TR Building Solutions have overtime developed our own customised Quality Control Manual which we use to monitor all stages of our works from residential through to commercial in addition to the Inspection and certification of your project at critical stages as required by law to confirm that it is built in accordance with the approved plans, specifications, relevant Australian Standards, Building Code of Australia and council regulations, to ensure structural integrity, health, safety and amenity.

TR Building Solutions have chosen to establish a health and safety management system that is simple to use and helps us meet our duties and responsibilities under the Work Health and Safety Act of 2011.
Our Work Health and Safety management System is based on being practical and its easily implemented approach makes it effective in protecting our team, contractors and the community from harm whilst meeting our safety goals and also covers areas such as training, record management, inspections, objectives and policies.
We visit your Home, land or even your favourite café to discuss and document your ideas, requirements, plans and budgets.
At this stage prior to progressing further we require a surveyor to prepare a Detail Survey (also known as a Contour Survey) of your property showing the features and structures (buildings, driveways, walls, trees, creeks etc.) on the land (and possibly the neighbouring land as well). A Detail Survey shows the existing features and structures within and adjacent to a parcel of land and allows TR Building Solutions, Architect / Draftsperson to assess the site and design your home. Council also require a Detail Survey Plan as part of a (DA) Development Application or (CDC) Complying Development Certificate.
A CDC is a streamlined approval process that allows you to avoid the complicated and lengthy Council Development Application process
Design and briefing meetings are held with the architectural designer / draftsperson to develop your brief.
From these meetings your concept design and initial cost estimate is prepared, presented and amended if necessary. Preliminary drawings are issued for review, multiple revisions and meeting may be required before we start Working Drawings.
This is the most essential stage of any building or renovation, from this outcome and eventual cost, it the chance to identify your core goals, set an accurate budget and timeline and discuss all the options available to you.
On acceptance of the estimate, your house plans will be prepared finalised by the architect or draftsperson.
Your selections are documented in the addendum to specification and your working drawings are prepared, presented and finalised
A Fixed Price Contract or a Cost-Plus Contract is prepared and presented to you for approval depending on your preference. The benefits of each will be explained in detail.
Once you are satisfied, the contract documents, including the building contract, working drawings, specification and any relevant documentation are signed. We will prepare and lodge with Council the building application. A full list of required documents are detailed below.
As the works will be over $20,000.00 we will submit an application to our insurance broker being the Master Builders association of NSW (Insurance Division) who will then lodge with Icare (the current and only insurer) and a certificate will be issued in accordance with the Home Building Act. No building works can commence before this being received.
Whilst your plans are in Council, you select the colours and finishes for your new home.
Kitchen designers, landscape designers and colour consultants are available to assist and guide you with your specific requirements.
Construction of your new home will commence soon after a construction certificate is issued and a certificate of insurance is issued by the Home Building Compensation Fund is issued if not already received, at which stage a build start date is determined and an indicative timeline presented. Weekly site meeting are encouraged and will be held with you and the Project Manager.
On completion you’re your extension will be professionally cleaned, a thorough quality check will be completed, and the final Council or private certifier inspection will be arranged. TR Building Solutions Project Manager will meet you for a final site inspection.
Once all parties are satisfied, we will meet you at your home to present you with the keys along with an information pack about the house and product warranties.
TR Building Solutions will explain the maintenance period and the conditions of your Warranties.
